As outlined within Home Stamp's Code of Standards, it is a requirement that a current Gas Safe Register, Electricity, HMO and EPC Certificates are uploaded to the property profile alongside payment of both accreditation and membership fees before each property is advertised. If your present Gas Safe Register, Electricity or HMO certificate expires the property will stop displaying on the website until a new certificate is supplied to Home Stamp.

The Registation Fee is for new clients who have not accredited with us before, or those who have not accredited with us since the year 2016/17. This fee covers the administration costs of the registration procedure.

Private Halls of Residence are now required to accredit the entirety of bed spaces per premise, regardless of bed space availability.

Adverts can be purchased anytime within the advertising period, however please note that your adverts will expire on the last day of the advertising period.

Management Regulations for Houses in Multiple Occupation

The Management of Houses in Multiple Occupation (England) Regulations 2006 apply to all private rented properties where three or more people are sharing a property, and not living as one family or household. Please make sure that you are familiar with them, as this will include most student let accommodation in Canterbury.

Standards for Houses in Multiple Occupation

Visit the Canterbury City Council website for details on standards required in all Houses in Multiple Occupation.

Remember, even if you don't need a licence; if you let a shared house (typically to students) you must comply with the Management Regulations which require you to manage the house in a very similar way to licensed HMO's. In particular, you must have an electrical safety certificate that is less than five years old, make proper arrangements for refuse collection and keep the garden tidy. You can be fined if you fail to do so.

How to Rent Guide

As a Landlord or Letting Agent it is fundemental to understand your rights and responsibilities when renting properties.
